The Auld Kirk, an award-winning bed and breakfast in the village of Ballater, has been put up for sale with an asking price of £750,000.
Located in the Cairngorms National Park, the former Scottish Free Church has been converted into guest accommodation and is being marketed by CCL Property.
The property includes seven ensuite bedrooms, a guest bar, lounge and breakfast room, along with private owners’ accommodation. The building retains features such as a granite façade, stained glass windows and high ceilings.
The Auld Kirk was named AA Bed & Breakfast of the Year Scotland 2024 and Scotland’s Best B&B 2025 by the Prestige Hotel Awards. It is situated on Braemar Road, close to Balmoral Castle, and benefits from proximity to golf courses and walking routes. The business reports occupancy rates of over 90% during peak season.
Owners Kevin and Helen Smith have operated the venue for seven years. The site also has previous consent for an attic conversion to create additional apartments, subject to planning.
