Camden’s planning committee has granted permission for the conversion of Northumberland House on High Holborn from office and retail use into a hotel.
The project, led by Queensway Group, will repurpose the existing 35,000 sq ft building.
The scheme will deliver a 105-bed Point A hotel and will include a cafe, co-working space, and bar on the ground floor.
The development follows a retrofit approach to retain the existing structure while making adjustments to preserve its relationship with the Bloomsbury Conservation Area.
Sustainable upgrades to the site include the installation of solar panels, green roofs, and air source heat pumps.
These measures are expected to provide a 44% reduction in carbon emissions, with the building on track to achieve a BREEAM Excellent rating.
Economics and viability teams from Savills supported the application, demonstrating that a redeveloped office scheme was unviable.
The planning success is the second collaboration between Savills and Queensway Group in recent weeks.
Iain Buzza, director in the London planning team at Savills, said: “We are delighted to have secured this permission with Queensway in collaboration with the London Borough of Camden.
“We look forward to helping deliver a new hotel in the heart of Midtown to secure a long-term future for the underutilised building and contribute towards the function of the CAZ.”
