A site containing a fully-operational Travelodge and Toby Carvery restaurant north of Cardiff city centre has been brought to market for offers over £6.25m.
The hotel, located on Ty’n-y-Parc Road in the suburb of Whitchurch, contains 52 rooms, while the restaurant can accommodate up to 200 guests.
The 1.8-acre plot additionally contains staff accommodation and a car park.
The hotel serves both business and leisure travellers, situated off the M4 connecting London to South Wales.
Christie and Co, which is managing the sale, described the property as a “mixed hotel and leisure” investment opportunity, providing stable rental income over the long term.
It added that the site presents opportunities for future development as well as conversion for alternative purposes, subject to planning permission.
Christie and Co’s corporate hotel director Craig Millward and analyst Elizabeth Rice said: “This is an excellent opportunity to acquire a hotel and leisure investment offering long-term, inflation-proofed rental income secured by strong covenants, underpinned by the possibility of attractive alternative future use values. We expect strong interest from institutional funds as well as high net worth private buyers.”
