Dalata Hotel Group has agreed a lease for a new four-star Maldron hotel on Hammersmith Road in Kensington, increasing its London portfolio to seven sites.

The 370-room hotel will sit next to the Olympia London exhibition centre. The project involves the conversion of a vacant office building by development partner McAleer and Rushe.

Construction is subject to planning approval, with the hotel scheduled to open in 2029. The site will include a restaurant, bar, gym, and business centre.

The building will be all-electric and use heat pump technology. Developers intend to reach a BREEAM Excellent accreditation for the project, which is a five-minute walk from Olympia.

The hotel will serve the redeveloped Olympia district, which features 550,000 sq ft of office space and 20 catering outlets. The area expects 12 million annual visitors.

Transport links for the site include the Piccadilly, District, Circle, Hammersmith and City, and London Overground lines via nearby stations.

Dalata also plans to open three further hotels by 31 December 2026. These include the Maldron Hotel Croke Park, Clayton Hotel Berlin, and Clayton Hotel Edinburgh.

Dermot Crowley, chief executive of Dalata Hotel Group, said: “This is an exciting milestone for Dalata, as we announce our seventh hotel in London and enter a new phase of growth with Scandic Hotels.

“London is a key strategic market for Dalata and this prime location, adjacent to the newly redeveloped Olympia London, positions us strongly to capture both corporate and leisure demand.”

Dalata’s strategic expansion in London continues

The focus on expanding Dalata’s London footprint aligns with its trajectory since 2020, when the group announced plans for the Maldron hotel in Shoreditch. The current project in Kensington, planned to open in 2029, highlights Dalata’s commitment to the market, enhancing its portfolio to seven sites, including the recently opened sixth hotel’s Clayton site. This expansion reflects a strategy that has gained momentum post-pandemic, tapping into urban demand.

Historically, Dalata has demonstrated consistent growth, including the acquisition of its first London property in 2023 for £44 million the 2023 acquisition. The group continues to position itself strategically within the competitive landscape, focusing on prime locations to capture both leisure and corporate markets. As growth unfolds over the next 12-24 months, Dalata’s move into the redeveloped Olympia district could play a significant role in revitalising demand in London’s hospitality sector.

With the ambition of integrating its brands in collaboration with Scandic Hotels, Dalata exemplifies a model for growth, ensuring adaptability as well as sustained expansion in key metropolitan areas.
