Dublin-based aparthotel operator Staycity Group has signed a 20-year lease for a property at the Brooks on East development in Berlin.

The property will operate under the boutique brand Wilde, offering 222 apartments across two towers. The first tower is scheduled to open in 2027.

Located in the Friedrichshain district, the site is positioned near the Ostbahnhof railway station, the Uber Arena and the East Side Gallery.

The first tower will house 116 apartments across six floors. It will include a lobby, reception and a cafe-bar on the ground floor.

The second tower will contain 106 apartments across five floors, and will also feature a fitness studio and additional ground floor space.

Negotiations were led by project managers Arrow Global and Red Square. Legal representation included Jahn Hettler Rechtsanwälte and Kucera Rechtsanwälte.

The development forms part of the Media Spree district. Works resumed in September 2024 following the insolvency of a previous developer.

Staycity opened its first Berlin Wilde property at Checkpoint Charlie in 2019. The group focuses on European cities catering to business and leisure travellers.

Andrew Fowler, chief development officer at Staycity Group, said: “Berlin is a key market for us within our European portfolio as we focus on cities that appeal equally to business and leisure travellers.

“With this prominent location at the East Side Gallery, a major tourist hotspot, we have secured another high-footfall site in the German capital. Alongside the quality of the location, the two landmark buildings and the professionalism of our project partners were decisive factors in our decision.”

Aaron Tschörner, managing director at Red Square, added: “Our collaboration with the fast-growing, pan-European Staycity Group enhances the quality of Brooks on East through a well-established lifestyle concept.

“Following the base build-out of the space, the tenant will carry out the interior fit-out with its own team, allowing maximum flexibility to implement its distinctive design ideas. We are confident that this recognised brand will set a further strong accent in Berlin.”
