The first Park Hyatt-branded residences in London will launch to the market later this year in the Nine Elms district.

The development consists of 103 private apartments situated above the Park Hyatt London River Thames hotel. The project is being brought to market by property consultancy Knightcrest, backed by developer Valouran. The residences were designed by architecture firm Kohn Pedersen Fox and include views of the River Thames and the city skyline.

Interior design for the first phase has been completed by Christian Bense. The launch will include two show apartments on the 26th floor. Further design collaborators for the project are expected to be announced at a later date.

Knightcrest has appointed Henry Barrow as sales director to lead the commercial strategy for the site. Barrow previously worked on several luxury residential projects in the capital and joins a team led by managing director Charles Leigh.

Residents will have access to the neighbouring hotel’s amenities, including dining, wellness facilities and concierge services. The apartments are being marketed as turnkey properties for a global audience.

Managing director at Knightcrest, Charles Leigh, said: “We are proud to announce the launch of this exceptional opportunity: hotel-serviced apartments in a riverside development. Knightcrest brings together a highly experienced team with a proven track record in delivering strategic sales, marketing and PR campaigns for some of London’s most prestigious residential schemes.”

Sales director Henry Barrow added: “We’re introducing a fresh, sophisticated approach to London’s luxury market, redefining riverside living and elevated design in Nine Elms. The development offers an exceptional combination of design, a la carte hotel service, and a lifestyle for discerning buyers seeking something truly distinctive in the capital.”

The evolution of Park Hyatt’s presence on the Thames

The launch of the first Park Hyatt branded residences marks a significant milestone in Hyatt’s development strategy, particularly following the opening of the Park Hyatt London River Thames in October 2024. This venture signifies an extension of Hyatt’s brand, theoretically reinforcing its luxury segment within London’s competitive housing market. The property’s location at Nine Elms and the integration with hotel services create a complex offering aimed at high-net-worth individuals.

The management appointments at Knightcrest, particularly Henry Barrow as sales director, suggest a strategic focus on elevating residential offerings aligned with luxury lodging experiences. The historical context of this move is echoed in previous announcements, such as when Hyatt outlined its Thames-side ambitions in 2020 through ambitious hotel plans, setting a precedent for such mixed-use developments in the area.

As the UK hospitality sector navigates the effects of ongoing economic fluctuations, the intersection of residential and hotel services may redefine property investment paradigms in the forthcoming 12 to 24 months, particularly in luxury segments.
