North Lakes Hotel and Spa has officially finished a six-week renovation of 22 bedrooms. The project involved remodelling room layouts, installing new furnishings, and upgrading bathrooms at the Penrith site.

The hotel, which is located off the M6, is owned by hospitality group Thwaites. Management confirmed the bedroom upgrades are part of a larger project to renovate public areas across the property.

The Hartside meeting room was also refurbished during the works. This follows the modernisation of the hotel’s other conference spaces which took place in 2024.

Designers used a colour palette of blues, greens, and neutrals inspired by the Lake District. The rooms now feature bespoke artwork and custom cabinetry to house mini fridges.

Rachel Wootton, head of interior design at Thwaites, said: “We wanted to create a space that felt calming and Cumbrian while also a little bit luxurious. Guests can expect blues, greens and neutrals with lots of textured layers for a subtle touch of elegance.

“Each room has bespoke artwork that leans into our stunning surroundings, as well as bespoke cabinets that house mini fridges – we’re big on the small details. The overall aim was to create a timeless space that matched who we are as a brand and where we’re placed on the map.”

José Gomez, general manager of North Lakes Hotel and Spa, added: “It was important for us to go beyond a surface-level makeover. We really considered each space and how we can utilise and maximise it to best suit our guests; we studied feedback and sought out expert opinion. It’s key that each of our rooms provide exactly what each traveller needs throughout their stay with us.

“We’re committed to continuous investment and improvement of North Lakes Hotel and Spa, and the refurbishment of our bedrooms and conference space is only the beginning. We’re excited for guests to experience the new rooms, and we’re also excited to share more about what’s to come in the future.”

Recent trends in hotel refurbishments

News Analysis

The £760k renovation of bedroom facilities at North Lakes Hotel and Spa reflects an increasing commitment to refurbishments across the Lake District, particularly in the wake of shifting consumer preferences towards contemporary hospitality experiences. For example, Lake District Hotels resumed their ambitious refurbishment programme in November 2020, which had been halted due to the pandemic, signalling a broader trend of operational pivots in response to post-lockdown market dynamics. Historical cases, such as the £2.3m renovation at Applegarth Villa in September 2016, demonstrate significant business uplifts attributable to such investments.

Investments in hotel refurbishments, including the one undertaken by Thwaites at North Lakes, are more recognisable as strategic imperatives rather than mere costs, essential for gaining competitive advantages. Properties that adapt through refurbishments, as evidenced by similar projects such as the £650k renovation of Borrowdale Hotel in April 2023, are positioned to meet rising consumer demands for modern amenities and aesthetics. Such developments underpin the industry’s resilience and capacity for long-term profitability, adjusting to evolving guest expectations in a recovering market.
