Wykeland Group has submitted revised planning applications for a £25m hotel development in Hull city centre under the Marriott Moxy brand.

The seven-storey hotel is proposed for Waterhouse Lane, opposite the Connexin Live arena. If approved, the project will provide 122 bedrooms and mark the first hotel built in the city since 2017.

The developer already holds planning permission for the site but has filed new designs to meet specific requirements for the Moxy brand.

The scheme sits adjacent to the recently restored Castle Buildings and the former Earl de Grey pub.

Market research commissioned by Wykeland found that city centre hotel capacity is currently full for 100 nights of the year. The development aims to meet this demand while supporting the local visitor economy.

The ground floor will include a bar, food area, gym, and business centre. Wykeland will own the property, with Legacy Hotel Management Services appointed as the operator.

The site forms the final phase of a wider regeneration project. Wykeland recently completed a £2m restoration of the Grade II-listed Castle Buildings, which had remained derelict for more than 50 years.

Molly Turpie, senior manager for international hotel development at Marriott International, said: “Hull is a city with a strong cultural identity and growing visitor appeal, making it an ideal location for Moxy’s playful, design-led approach.”

Jonathan Stubbs, development director at Wykeland, added: “Approval of the planning application will pave the way for the development of a high-quality new hotel that the business community, the tourism and hospitality sectors, and visitors to Hull have been crying out for.”

Wykeland’s hotel plans echo a growing trend

News Analysis

Wykeland Group’s revised planning application for a £25m Moxy hotel in Hull marks a significant addition to the local landscape, reminiscent of the first Moxy hotel that opened in York in July 2019 outside of London. This trajectory illustrates a methodical expansion of the Moxy brand, which has often targeted cities keen to bolster their tourism offering.

Historically, Wykeland has demonstrated a willingness to rejuvenate urban blocks, as seen in its restoration of the Grade II-listed Castle Buildings, completed in April 2022 after decades of neglect. The decision to enhance hotel capacity in Hull aligns with broader regional strategies aimed at revitalising city centres, capitalising on market research that shows high occupancy rates.

Moreover, as shown in the opening of Moxy Plymouth in June 2023 within a regeneration area, the emphasis on experiential designs and community engagement suggests that Wykeland is making a calculated bet on not just hotel occupancy but the broader impact on local economies.
