Annesley House Hotel, a Grade II-listed property in Norwich, has been brought to market for the first time in 40 years with a leasehold asking price of £275k.

Located on Newmarket Road, the three-star hotel is a 10-minute walk from Norwich city centre and has operated under the Best Western brand for several years. The property comprises three Georgian buildings and two converted coach houses.

Built around 1832, the hotel is set within grounds of approximately 0.86 acres and features 31 en-suite bedrooms, an open-plan bar and lounge, a restaurant, and communal spaces.

Two of the main buildings are connected by a glass walkway featuring a 90-year-old Black Hamburg grape vine.

Jill and David Reynolds, owners of Annesley House Hotel, said: “For the past 40 years we have lived in and around Norwich and have loved every minute of our time at the hotel, over the years we have slowly improved the business.

“Now with David being in his seventies we both feel it is time to retire and hand over the baton to a fellow enthusiast who will continue to care for this fine establishment in a fine city.”

Simon Jackaman, director at Christie and Co, who is handling the transaction, added: “Annesley House is the perfect hotel for a buyer with experience looking to further establish this already beautifully operated hotel in a superb part of this wonderful and vibrant city. As a result, the property presents itself as an attractive opportunity with upscale potential in a desirable part of East Anglia.”
