Roomzzz Manchester City has been brought to market with a guide price of £12m.
The four-star aparthotel is located on Princess Street and occupies a period building reflecting the industrial heritage of the city.
The property features 59 guest apartments, including studios and one- and two-bedroom units, while shared facilities include a reception, lobby, laundry services and secure access systems.
The building is being sold as a freehold interest. It will be delivered free of its current brand and management, allowing a new owner operational flexibility. The existing staff are expected to remain at the property to maintain service continuity.
The site is situated near the primary retail district and transport links, including Manchester Airport and local rail networks. It has potential for further unit expansion, subject to the buyer obtaining necessary planning consents and reconfiguration.
Partner at Knight Frank, Ryan Lynn, who is handling the sale, said: “The combination of a prime city centre location, an attractive period building and well-specified apartments ensures the property appeals to a broad range of occupiers, including business travellers, relocating professionals, weekend visitors and international tourists.
“The opportunity to acquire the asset unencumbered by brand or management, alongside its clear expansion potential, offers an incoming owner a compelling platform for future value creation.”
